Based on our understanding of sustainability, we are focusing our work on 24 material and important topics, pooled into five different action areas. How we run our company and our daily actions sustainably is largely guided by this understanding of sustainability. This provides us with the basis for communicating with external parties in a transparent and comprehensible way regarding our sustainability initiatives, which are implemented throughout the Group in our different business areas and are making an impact.
In 2022, Vonovia carried out a new materiality analysis and drew up a materiality matrix – that is, a foundation for the strategic orientation that will guide Vonovia's sustainable action and positioning. The material sustainability topics for the company are systematically identified and clustered on the basis of two dimensions: The relevance of social and environmental changes for the business and value creation, and the impacts of the business model and company activities on the environment, society and the economy. We thereby include the perspectives of our relevant stakeholder groups in our assessment of material topics. This makes up our materiality matrix consisting of ten material topics and 14 additional important sustainability topics in five action areas.
When Vonovia and Deutsche Wohnen merged in 2021, we compared the companies’ materiality analyses and assigned Deutsche Wohnen’s sustainability topics to those of Vonovia. In the summer of 2022, we critically reviewed all the topics. A new materiality analysis is currently being carried out for the Vonovia Group as part of the comprehensive implementation process of the new ESRS reporting standards of the Corporate Sustainability Reporting Directive (CSRD). The new materiality analysis, established in accordance with CSRD requirements, will provide the backbone structure for the topics that are to be reported in the Annual Report for the 2024 fiscal year.
As the housing industry market leader, we aim to be a central driving force behind climate protection. We are striving to achieve a virtually climate-neutral housing stock. In order to reduce carbon emissions in our buildings, we are relying on energy-efficient refurbishments as well as the development and use of innovative technologies. In our neighborhoods, we drive the expansion of renewable energies and photovoltaics, in addition to climate-friendly mobility concepts. When developing new homes, we focus on ensuring that they are optimized from an energy efficiency perspective and on using resource-conserving and environmentally conscious construction methods.
We offer the people in our neighborhoods a home, where they are able to find and create a good community. In our neighborhoods, they should feel comfortable, and it should be possible for people of all generations to live here. With this aim in mind, we are developing infrastructure that is tailored to suit the individual requirements of each neighborhood and – at the same time – is geared toward the needs of the tenants. The architectural design – including climate protection aspects – as well as the social services infrastructure are constantly developed in line with these local needs. We design our residential environments and green spaces to strengthen participation and urban community life to be equally sustainable from a social and ecological perspective at the same time.
Our portfolio and services ensure that people’s basic human need for a home is met. Accordingly, our tenants are at the center of our business activities. We adapt our apartments to suit people’s needs and life circumstances. This means that different housing requirements and the impacts of demographic change are reflected in our housing portfolio. Vonovia wants to be available on eye level and visible for its tenants at all times. With our new construction projects we create urgently needed new homes, especially in metropolitan areas.
Appreciation, performance, responsibility and team spirit are at the center of our corporate culture. These are the values that will allow us to rise to the challenges that our sector is currently facing and achieve our corporate targets. To do this, we need employees who will accompany us on this path in the long term. We strive to be an attractive employer and are continuously adapting to the changing requirements of future generations. We see the diversity of our workforce and our management team as a huge strength and opportunity that we seek to promote in a targeted fashion.
We see ourselves as a trustworthy and reliable partner for all our stakeholders. It is important to us that our stakeholders also view and perceive us in this way. It goes without saying that all of our employees comply with laws and regulations. Equally important are our own sustainability guidelines, with which our decisions and actions are consistently aligned. We can only implement sustainability successfully, if we also thrive commercially. As a company, we aim to grow while, at the same time, wealso seek to contribute to sustainable development within our realm of influence. This also makes us attractive to shareholders, who are attaching increasing importance to sustainability.
